Purchasing a building lot

The process for purchasing a building lot in a housing development with the developer Villes et Villages is as follows:

Step 1: Selecting the lot that best meets the client’s search criteria (size, location within the development, and price).

Step Two: Once the property has been selected, a unilateral promise to sell is signed at the notary’s office, confirming the terms of the purchase. Following the signing, the buyer pays a deposit equal to 5% of the total sale price. The agreement contains conditions precedent that protect the buyer: namely, securing financing and obtaining a building permit free from third-party claims.

Step 3: Once the financing has been finalized and the building permit has been issued, the deed of sale is signed at the notary’s office.

 

 

 

 

 

Taxes and fees associated with the purchase of land

Buying a building lot involves several taxes and fees that you should take into account before you begin. Among the main ones is the notary fee, which is generally between 7% and 8% of the purchase price. You should also consider VAT, which may apply depending on the location of the lot.

In addition to these costs, the buyer must pay the property tax on undeveloped land (TFPNB) upon purchase. The amount varies depending on the location and size of the land.

 

 

 

Zoning regulations

Before buying land, find out about local zoning regulations. The Local Urban Planning Plan (PLU) defines buildable zones, building codes, and minimum setbacks. You can view it at city hall or on the municipality’s website.

The local land-use plan may impose restrictions, such as building height or aesthetic requirements. It may also require the preservation of views, natural areas, or the proximity to a protected monument. These requirements must be taken into account.

 

 

 

 

The building permit

You must submit your permit application to the town hall of the municipality where the property is located. You will need to include several documents with your application, such as detailed plans of your project, including a site plan and elevation drawings. These documents are used to assess whether your project complies with local zoning regulations.

The processing time for a building permit application is generally two months, or even longer if additional information is required or if the city hall needs to seek external opinions, such as those from the Architects of France. Once granted, the permit remains valid for three years. During this period, you must begin construction; otherwise, the permit will expire and you will have to submit a new application.
