What are the eligibility requirements for the Pinel Law?
The property must be new or under construction (VEFA). It must be part of a multi-unit residential building and located in an eligible zone (A bis, A, or B1) where there is high rental demand. Our residences meet these criteria. The Pinel investment must also comply with the following limits: a maximum of two investments per year for a total amount of 300,000 euros and a purchase price capped at 5,500 euros persquare meter. The property must be rented out for a minimum period of 6 years, subject to tenant income limits and a capped rent. These limits vary depending on the zone where the property is located.
Pinel and tax deduction
Under the Pinel investment scheme, the amount of the income tax reduction depends on the purchase price of the property and is proportional to the length of the rental commitment. The maximum reduction is 14% for a 12-year rental period. The tax reductions and amounts are as follows, depending on the length of the rental period:
- 6 years: a 9% reduction, up to a maximum of 27,000 euros.
- 9 years: a 12% reduction, up to a maximum of 36,000 euros.
- Aged 12: a 14% reduction, up to a maximum of 42,000 euros.
